Rental terms Hofi Abundansia

1. Definitions and applicability

1.1 In these terms we mean:

  • We/Us: the owner or manager of the holiday home.
  • You: the person renting the holiday home.
  • Accommodation: Hofi Abundansia.
  • Agreement: the arrangement between you and us regarding the rental of the house, including these terms and conditions.

1.2 These terms apply to every booking you make with us. Deviations are only valid if confirmed in writing by both parties.

2. Reservation, payment and minimum stay

2.1 The minimum stay is 5 nights.

2.2 Your reservation is final once we have confirmed your booking in writing and received your payment.

2.3 The full amount, including the security deposit, must be paid within 7 days of the confirmation email.

2.4 Payment can be made via the methods we provide, and in the agreed currency.

2.5 If you do not pay on time, we may cancel the reservation without refund.

3. Arrival and departure

3.1 Check-in is from 12:00 noon.

3.2 Check-out is no later than 11:00 a.m.

3.3 Want to arrive earlier or leave later? This is only possible if agreed in advance and subject to availability.

3.4 Leaving late without prior agreement may result in an extra charge.

4. Who can stay over?

4.1 The maximum number of guests is 4 adults and 1 child up to 3 years old.

4.2 Want to deviate from this? That’s only possible after consulting us and with written confirmation.

4.3 Only the people listed in your booking may stay without prior approval from us.

4.4 Parties, events, bachelor parties or very loud behaviour are not allowed.

4.5 In case of serious or repeated issues, we may end your stay without refund.

4.6 You are responsible for the behaviour of everyone staying with you or visiting you.

5. Energy and water

5.1 Water, gas and electricity are included with normal use.

5.2 You may use up to 20 kWh per night.

5.3 If you use more electricity, this will be deducted from the security deposit at €0.50 per kWh.

5.4 Usage is tracked with meters.

6. Smoking and pets

6.1 Smoking indoors is not allowed.

6.2 Smoking outside is allowed, but please dispose of cigarette butts properly.

6.3 Pets are welcome if arranged with us in advance and confirmed in writing.

6.4 Pets are not allowed on sofas or beds due to allergies of other guests.

6.5 Any damage or extra cleaning caused by pets may be charged to you.

7. Use of facilities

7.1 You may use all facilities such as the jacuzzi, barbecue and kitchen equipment only for their intended purpose.

7.2 Use is at your own risk.

7.3 Children must always be supervised by an adult, especially near the jacuzzi.

7.4 Household items may not be taken off the property without our permission.

8. Cleaning

8.1 Final cleaning is included in the price.

8.2 For stays longer than 7 nights you may request intermediate cleaning. This comes at an extra cost, arranged together.

8.3 Please leave the house tidy upon departure: cleaned up, dishes done and rubbish taken out.

8.4 If the house is left dirty or messy, extra cleaning costs may be charged.


9. Security deposit and damage

9.1 You pay a deposit of €400 together with the deposit of the rent.

9.2 The deposit serves as security for:

  • Damage to the house or its contents;
  • Loss or breakage of keys, remote controls, crockery, towels, etc.;
  • Excessive electricity use (more than 20 kWh per night for the whole house);
  • Severe pollution of the house;
  • Violations of the house rules or misuse of facilities.

9.3 We check the house after your departure. If we find damage, you will receive a report with photos and costs within 7 days.

9.4 If everything is fine, we return the deposit within 14 days.

9.5 If the damage is greater than the deposit, we will charge you the difference.

9.6 You may respond within 7 days after our notification if you disagree with the claim.


10. Loss and liability

10.1 You are responsible for any damage caused by you, your group or visitors.

10.2 We are not liable for loss, theft or damage to your belongings, or for personal injury during your stay.

10.3 We recommend taking out good travel and cancellation insurance.

10.4 You indemnify us against claims from others arising from your stay.


11. Cancellation by you

11.1 Want to cancel? Always do this in writing (preferably by e-mail).

11.2 If you cancel up to 6 weeks before arrival, we keep your deposit (25%).

11.3 If you cancel within 6 weeks before arrival, the full amount is due.

11.4 Leaving earlier or ending your stay means no refund.

11.5 We recommend cancellation insurance to reduce your risk.


12. Cancellation by us

12.1 In exceptional cases such as force majeure, serious damage to the house or other reasons, we may cancel your booking.

12.2 In that case, we refund the full amount you have paid.

12.3 We are not liable for additional costs or damages that may arise.

12.4 You will be informed in writing as soon as possible.


13. Force majeure

13.1 Force majeure means circumstances beyond both our control, such as natural disasters, pandemics, government measures, power outages, political unrest or flight problems.

13.2 In such cases we may suspend or terminate the agreement without either party being entitled to compensation.

13.3 Where possible we will help you move your stay or issue a voucher for later.

13.4 Refunds will not be given unless agreed otherwise.


14. Applicable law and disputes

14.1 This agreement is governed by the law of Curaçao.

14.2 We will first try to resolve any issues together.

14.3 If that fails, the court in Willemstad has jurisdiction.


15. Privacy and camera’s

15.1 We respect your privacy and handle your data with care.

15.2 For safety, cameras are placed outside around the house. They only record outdoor areas, not inside or private spaces.

15.3 Footage is used only for security and is not shared with others, unless required by law.
